How a Brandenburg property report is created

From request to finished report: what you enter, which records we query and what you receive.

The report is generated automatically from your provided land parcel data and available public datasets. Before generation, the system validates whether the required sources can return usable records and only then starts the report build.

1. Place the order

You place an order via support@kandyb-studio.eu or by using a pre-issued access code. Before payment we confirm the request by email. A report is created only after this confirmation. In the request you normally provide place, address, coordinates, Flurstück identification or parcel reference, and municipality.

2. Prepare the dataset

We validate and normalise your input so the queries run against the right official services. Our server asks Nominatim from the OpenStreetMap Foundation for the address and the Brandenburg geodata services for the parcel and its position. You see the processing status while that runs.

3. Generate the report

The system creates the report automatically from retrieved records. Core sections include Flurstück identification, planning-law status, Erschließung and supply indicators, alerts on Altlasten and Naturschutz topics, and a prioritised action list before the Notar appointment. Missing or conflicting items are marked as such instead of being guessed by the system.

4. Deliver access

After processing, you receive a private web link and a PDF by email. The link stays valid for 90 days and then is removed automatically. The order includes delivery and access for that period only; after expiry the same report is not automatically renewed and requires a new order for refreshed output.

What happens during processing

The request starts with the parcel input you provide. We only use the data you submit, such as address, coordinates, Flurstück reference or municipality name. These inputs are validated first, then the acquisition of source data begins. This keeps the flow traceable from request to final delivery.

The queries then run against a fixed set of public interfaces. For address lookup we use Nominatim from the OpenStreetMap Foundation. For parcel context and official attributes, the Brandenburg public geodata services are used. Map tiles from OpenStreetMap, or optionally Esri/ArcGIS and CARTO, are used in the map view. They support visual orientation but do not replace the source record used for the report text blocks.

What is included in the report

Each report starts with Flurstück identification. It captures key identifiers and municipal context available from the source data. Next comes the planning-law context: what the published plans say about the location and where they say nothing.

The sections on Erschließung and Versorgung show what is present in the retrieved data and where records are missing. This part is intended for practical preparation, not as final legal certification. The same is true for utility and site access indicators.

A dedicated block addresses Altlasten and Naturschutz flags. The system does not perform own investigations, and it does not claim field-level engineering certainty. It only presents what can be inferred from the queried public records. Missing information is flagged as a gap, not replaced by assumptions.

Limitations and uncertainty handling

There is no manual editorial rewrite in production. The document is fully automated and transparent. If a source is unavailable, returns incomplete data, or is inconsistent, the report records that limitation. This prevents hidden uncertainty and reduces the risk of overreliance on weak signals.

As a rule, the report is not legal advice. It does not provide a legal title, does not equal a title deed check, and is not a value appraisal. It is a structured pre-check for your preparation process. The prioritised action list gives you a practical order of follow-up tasks with your advisor, Notar, or planner.

Delivery and access model

When generation finishes, we generate a private URL and send it by email to the address provided in the order. A PDF is also available for download. Access is tied to that delivery channel and remains available for exactly 90 days.

After 90 days the link, the email address stored with it and the report are deleted automatically. If you need another status check later, a fresh order is required. The process does not include any post-delivery subscription model or automatic re-run.

How today’s order works

There is no self-service card checkout on the site. You initiate the order by email or with an issued access code, then the order is confirmed in writing. The listed price is 39 EUR including any applicable VAT. This confirmation step exists so the scope and timing of the task are clear before execution. The report is then produced automatically. A practical action list helps you continue due diligence efficiently.
