Frequently asked questions about the report

These twelve answers cover how you order, what is included, how delivery works, and where the Brandenburg pre-check has limits.

Which region is covered by the service?

Coverage is limited to the Land Brandenburg only. We rely on Brandenburg public datasets and do not provide the same workflow for other federal states. This is a deliberate geographical scope choice, because source coverage and official interfaces differ. If coverage expands later, it will only happen when additional public integrations are operationally stable.

What exactly is included in the report?

The report includes Flurstück identification, planning-law status, Erschließung and Versorgung indicators, and alerts for Altlasten and Naturschutz issues where records exist. It also includes a prioritised action list to prepare for the Notar appointment. The result is formatted for practical pre-check use and includes explicit mention of missing source fields.

How much does it cost and what is included?

The price is EUR 39 per report, including any applicable VAT. The order includes automated data retrieval from specified public sources, generation of the structured report, and delivery by private link and PDF. No additional legal or valuation services are included. The package is a data-preparation report, not a full advisory package.

How do I place an order today?

You order via support@kandyb-studio.eu or with a pre-issued access code. We then confirm the request by email before payment. Only after confirmation do we process the order. There is no self-service card checkout on the site. This flow is by design, so the order scope and timestamp are explicit before execution starts.

How is the report delivered?

After generation, we send a private email link to the submitted address and make a PDF available for download. The link is not public and is tied to your order. It is intended for the buyer and parties you share it with deliberately, and it remains available only under the stated retention rule.

How long is the link valid?

The report, private link, and email binding are available for 90 days. After this period, access is removed automatically. There is no automatic renewal and no grace extension. For a new assessment, you would need to place a new order and generate a new report from current data.

What happens to my data when I place an order?

We process your email address, parcel details you submit, the generated report, and limited technical logs for operation, troubleshooting, and abuse prevention. The legal basis is contract, legal duty, and legitimate interest under GDPR. Server logs are kept for 14 days, then deleted. Accounting records are kept for the required fiscal period only.

Is this a legal document?

No. The report is a technical and informational pre-check, not legal advice. It does not establish ownership, property title validity, or legal obligations on its own. It should not be treated as a legally binding decision. You should still run formal legal due diligence and follow official legal procedures for enforceable conclusions.

Does it replace a land register extract or building pre-application?

No. It does not replace a Grundbuchauszug and does not replace a Bauvoranfrage. It supports preparation only. You get structured awareness, not definitive legal status. If your transaction requires those formal instruments, they must still be requested separately through the proper public channels or advisors.

How precise are maps and boundaries in the report?

Map tiles are used for visual context only. Boundaries and identifiers are linked to the official records retrieved in the Brandenburg data queries. This makes the result suitable for screening and planning, but it is not a replacement for field-level surveying or a formal geodetic survey. Where precision is limited, the report says so.

What should I do with the result before the Notar visit?

Use it as an ordered checklist. The action list tells you which points should be clarified next, such as records that need confirmation or potentially missing follow-up checks. You can share it with your Notar and advisors to narrow down questions quickly. The report is a preparation layer, not the end of due diligence.

What if data is missing or incomplete?

If sources fail or return incomplete records, the report will clearly flag the missing elements. The system does not create synthetic values. A full refund is available when no report can be created or when public sources make a usable output impossible. If the report exists but is partially limited, limitations are stated and visible.
